LAS VEGAS, NV – It was recently announced that construction of the long-awaited Allegiant Stadium, new home of the NFL Las Vegas Raiders, will be ready for start of the team’s 2020 season on September 21, despite numerous hurdles and challenges thrown in its path thanks to the ongoing COVID-19 pandemic. However, that good news comes with one caveat- according to the team’s management; all of the Raiders’ games played for their inaugural season at Allegiant will be done so without the benefit of fans, who have been banned from the venue due to health concerns.

The Raiders announced that fans would not be allowed in the stadium for the 2020 season in a statement released this week to season ticket holders, following suit with many other professional sporting teams that are taking similar precautions to help curb the spread of COVID-19, the disease caused by the coronavirus that has claimed over 160,000 lives in the U.S. to date.

“There is nothing more important to the Raider Organization than the health and safety of our players, coaches, staff, stadium workers and fans,” the statement said. “After intensive consultation with healthcare officials and state and community leaders, we have made the difficult decision to play the Las Vegas Raiders 2020 inaugural season at Allegiant Stadium without fans in attendance. This decision is based on our commitment to protect the health of our fans and the entire community in response to the coronavirus pandemic affecting us all.”

Reduced seating was considered but ultimately ruled out by the team; season ticket holders have the option of either receiving full refunds or applying their payments to the 2021 season instead.

Allegiant Stadium, a $2 billion, 65,000-seat complex built on a 63-acre plot of land located just west of Interstate 15, officially broke ground in November of 2017 and faced several hurdles in its development – thanks in no small part to the pandemic – while making headway towards its 2020 goal of completion.

The Raiders will play their first game at Allegiant on September 21 when they host the New Orleans Saints. A planned Garth Brooks concert for August 22 – the first-ever event planned for the stadium – was recently re-scheduled to February 27.

LAS VEGAS, NV – According to reports, 38 acres of undeveloped land located on the famed Las Vegas Strip recently sold for $108.6 million during an online auction that garnered four separate bids by undisclosed buyers.

The virtual auction was the first of its kind held in Clark County due to social distancing guidelines brought about by the ongoing COVID-19 pandemic, which made a traditional in-person auction problematic. The land has been designated as a “qualified opportunity zone,” meaning that it can be developed for a variety of uses, including as a casino, hotels, retail, restaurants, parking, resorts, in addition to a variety of other establishments. The land is just west of McCarran International Airport, which would mean that different parts of the property would have varying degrees of maximum height allowances.

The property is located on the corner of Hacienda Avenue and Las Vegas Boulevard, and is within walking distance of Allegiant Stadium, the upcoming home of the NFL Las Vegas Raiders and the University of Nevada Las Vegas Rebels. The land includes 750 feet of frontage on Las Vegas Boulevard across from the Mandalay Bay Resort and Casino.

The auction involved the sale of six separate lots in the area which were owned by Desert Land, LLC, Desert Oasis Apartments, LLC and Desert Oasis Investments, LLC. The property came into Clark County ownership after the aforementioned firms filed Chapter 11 bankruptcy petitions in the District of Nevada.

At the time, Kavita Gupta was appointed by the Chapter 11 Trustee, and oversaw the sales process and was given management of the debtors’ business and property dealings. The trustee, in turn, engaged Keen-Summit Capital Partners LLC and Colliers International as the real estate agents for the auction.

LAS VEGAS, NV – According to recent reports, the economic distress that the ongoing COVID-19 pandemic has been putting on Las Vegas has not had a corresponding effect upon its real estate industry, as several Southern Nevada communities are ranked within the top 30 nationally in terms of builder’s home sales for 2020.

Summerlin ranked the highest nationally, coming in at number four with 642 homes sold by builders in the first quarter of the year. Meanwhile, 467 homes in Valley Vista, located in North Las Vegas, enabled that region to place sixth in the country; Henderson’s Cadence community ranks 14^th, with developers having sold 356 homes; Inspirada, also in Henderson, tied for 25^th with 280 homes sold; and Skye Canyon, located in the upper northwest valley, took 27^th place with 275 homes sold.

The sales of the areas in question are made up of recently-signed sales contracts and do not include cancellations.

The Las Vegas real estate market – much like every industry in Nevada and nationwide – was hit hard by the arrival of the COVID-19 pandemic, which lead to shutdowns of businesses and government-mandated stay-at-home orders that caused widespread economic chaos and record-breaking unemployment.

Real estate was predicted to take an especially big hit from the pandemic, but agents did their best to buck that trend by adapting to the challenges posed by COVID; with homes still in demand, they evolved their business model to include virtual home walkthroughs and online paperwork to adhere to social distancing and safety guidelines, and as a result the Vegas real estate industry didn’t suffer quite as much damage as was initially predicted.

As COVID cases have diminished and the economy of Las Vegas has started to re-open, home sales have surged faster than expected, with some developers actually outpacing their sales bookings compared to the same point of time last year.

LAS VEGAS, NV – According to recent reports, Las Vegas homebuilders are reporting an increase in the number of homes sold, despite having to deal with the ramifications of the ongoing pandemic; this represents a rebound of sorts for an industry that saw quick and widespread shrinkage when COVID-19 first reared its ugly head back in March 2020.

Vegas-based developers reported 289 brand-new home construction contracts for the week ending June 21 – minus cancellations, which would have made that number higher otherwise – a significant jump from the number reported for the week ending April 5, when a mere 38 contracts were signed. The amount of interested parties visiting new subdivisions has been on the rise as well for the past two months.

However, despite the increase in signed contracts, homebuilders are noting that the process of actually constructing those homes will still encounter numerous hurdles and speed bumps in the form of the conronavirus pandemic. Layoffs and furloughs of a percentage of the workforce, along with strict guidelines imposed upon worksites by state and local governments regarding social distancing in order to curb the spread of the disease will certainly slow the average pace of building homes.

Previously, builders were speeding along at over 1,000 construction permits per month acquired for various projects; only 417 were pulled in May, representing a decrease of 50 percent from May 2019.

During the height of the pandemic, Nevada Governor Steve Sisolak issued mandates to keep non-essential businesses closed; as a result, countless thousands were either laid off or furloughed, and as a result of their new-found financial uncertainty, many people cancelled purchase agreements that they had only just signed.

However, with Nevada in the process of slowly reopening their economy, it appears that financial stability is starting to return as well, as evidenced by the increase in new home contracts being signed. Only time will tell if this upward trend continues.

LAS VEGAS, NV – According to recent reports, the 35-story Circa Resort and Casino, originally slated to open its doors for business in December of 2020, has announced that they could now be open as soon as October.

The first five floors of the tower are scheduled to open October 28, just prior to Halloween; this includes everything except for the hotel tower, which will open at a later date.

The early opening is a milestone that owner Derek Stevens – also owner of the Golden Gate and the D Las Vegas hotel-casinos – attributes to the skill and speed of developer McCarthy Building Companies and construction manager Tre Builders.

“It was really the creativity of McCarthy and Tre Builders to get the first five floors open earlier,” Stevens said. “It’s exciting. During this crazy year of 2020, it’s great to have this story that we’re opening early.”

The Circa, clocking in at 1.25-million-square-feet, is located in downtown Las Vegas at 18 Fremont Street. It will have 777 guest rooms, five restaurants, a two-level casino, and a nine-story parking garage dubbed “Garage Mahal.” Above the casino will be a rooftop deck and amphitheater with six swimming pools and a 125-foot screen.

In addition to a plethora of amenities for guests, the Circa will also boast the largest sportsbook in the country. A sportsbook is a place where a gambler can wager on various sports competitions, including golf, football, basketball, baseball, hockey, soccer, horse racing, greyhound racing, boxing, and mixed martial arts. The Circa was designed by architecture and design firm Steelman Partners. The hotel-casino, initially announced at the Downtown Las Vegas Events Center in January 2019, also holds the distinction of being the first downtown Vegas resort to be built from scratch – as opposed to the renovation or re-purposing of an existing structure – since 1975.

The Circa will employ 1,000 people when it opens. It is being constructed on the site of the former Las Vegas Club and Mermaids Casino, which were demolished in 2017.

LAS VEGAS, NV – Due to open in late June 2020, shareDOWNTOWN – a new apartment complex located in Las Vegas’ downtown area – offers small, affordable apartments conveniently located within a busy employment area to give workers a local place to live within easy walking distance of their jobs, according to reports.

The apartment complex, which is four stories in height, will feature 63 one-bedroom units that are 480 square-feet in size, with a projected rent ranging from $1,100 to $1,300 per month. Most units will offer either city or mountain views, reports say.

When the complex opens later this month, the first 16 units will be made available with a limited early move-in special discount; the remaining units will be made available soon afterwards.

The building features an interior, open-air courtyard available to all residents that includes a large shade tree, landscaping, and a shared BBQ. Communal lounge areas on each floor offer free Wi-Fi, workspaces, private conference rooms, flat-screen smart TV and a wireless printer/scanner.

A unique aspect of shareDOWNTOWN will be a focus on healthy and active activity for its tennants; rather than one centralized gym or fitness facility location on the premises, as is the norm of most apartment complexes, shareDOWNTOWN will offer calisthenic exercise stations on each and every floor, eschewing complex machinery and equipment in favor of an “urban style workout.” shareDOWNTOWN’s exercise rooms will primarily rely on body-weight exercise stations that will provide for a full-body workout, making use of movements such as dips, pull-ups, push-ups, and more.

The apartments will feature enhanced security, including key-less front door locks, key fob main entry, fully secured garage and remotely monitored cameras. Developer Sam Cherry broke ground on shareDOWNTOWN last summer, with the original open date being May 2020. Cherry has previously developed two Las Vegas condo towers prior to shareDOWNTOWN- the 16-story Soho Lofts, and the 22-story Newport Lofts.

LAS VEGAS, NV – According to recent reports, the Henderson City Council has voted on hiring a company to design and build an arena to serve as the home for the Henderson Silver Knights minor league hockey team. The new arena, which was approved last month despite opposition from the public will replace the Henderson Pavilion at Green Valley and Paseo Verde parkways.

Following approximately two hours of public comments from people both in favor of and against the development, the Whiting-Turner Contracting Company was awarded the project, with only one Councilman – Dan Stewart – voting against it, and another – John Marz – not present at the meeting.

The new venue, which was listed on the meeting agenda as having a top price of $70 million, currently calls for a structure that houses 6,100 seats and an on-site parking lot containing 1,400 spaces. In addition to hosting home games for the Silver Knights, it will also be available for community events such as music, performing arts, and graduations.

The cost of the project is expected to be divvied up evenly between the City of Henderson and the Vegas Golden Knights, who are the owners of the Silver Knights.

Some members of the community have come out against the new venue, mainly as it related to the use of public money towards its construction. Some residents have attempted to collect enough signatures in order to include the project on the ballot in the upcoming November election season in an attempt to stop the city from funding their share of it. Other concerns involve the potential impact upon the surrounding neighborhoods that construction could have.

The existing pavilion is under 20 years old, and has reportedly suffered from numerous issues that would take extensive renovations to correct. Construction on the new venue is slated to begin in August 2020.

LAS VEGAS, NV – According to reports, The Boring Co. – the tunneling company owned by Elon Musk – may be looking to extend the length and scope of the tunnel they are currently working on that will house an elaborate “people mover” train system at the Las Vegas Convention Center.

A people mover is a type of small scale automated guide-way transit – utilizing self-driving, all-electric Tesla vehicles – that would service the Las Vegas convention center, slated to be completed in time for the January 2021 Consumer Electronics Show. The vehicles have a capacity of 16 passengers and there is expected to be 62 vehicles in use at the time the people mover opens.

Initially, the people mover was only envisioned to serve for local transport; while many people movers transport passengers from airports, downtown districts or theme parks to other destinations, the convention center’s people mover was to be more limited in scope, solely dedicated to servicing event attendees.

However, as the project has progressed, The Boring Company is now noting that they are envisioning on extending the tunnel to the north end of the Las Vegas Strip to also serve Wynn Resorts’ Encore and Resorts World, as confirmed by Clark County Commissioner Tick Segerblom via a Twitter post.

Representatives for The Encore are currently negotiating with The Boring Company about the possibility of extending the tunnel for their use; a Wynn Resorts spokeswoman confirmed with the media that the land use file has been made and discussions on the project will continue at an upcoming Las Vegas Convention and Visitors Authority (LVCVA) meeting.

Resorts World has not issued a comment on the project as of yet.

LAS VEGAS, NV – Despite two on-site workers testing positive for coronavirus – which causes the respiratory disease COVID-19 – it was announced this week that work would continue on the new home of the Las Vegas Raiders NFL team, Allegiant Stadium. The $2 billion, 65,000-seat venue is expected to be completed in July 2020 in time for the 2020 NFL season, currently scheduled for August 16.

Most recently, a worker for the Mortenson-McCarthy construction company tested positive last week for COVID-19, but the company noted that strict social distancing guidelines at the worksite prevented the infected worker from coming into contact with others, minimizing chances of the disease spreading further. A previous worker had tested positive for COVID-19 in March.

Mortenson-McCarthy representatives relayed their “heightened concern” for the safety of their workers, and have made adjustments to their labor volume and the timing of shipment deliveries to increase the precautions taken at the worksite.

Much of Nevada is currently under a stay-at-home order issued by Governor Steve Sisolak, with only businesses deemed to be “essential” allowed to remain open. Construction projects, which have been included in the “essential business” category, are still allowed to continue, but nonetheless a number of projects have been cancelled or postponed until the pandemic has subsided. Also, some contractors have reported delayed shipment of materials needed for their projects from China and Italy, areas of the globe where the coronavirus has hit the hardest.

Allegiant Stadium isn’t the only active construction site in Las Vegas with workers testing positive for COVID-19; recently, four workers at the Resorts World construction site and a worker at the Circa site have also tested positive for the disease.

LAS VEGAS, NV – The Nevada Occupational Safety and Human Administration (NV OSHA) recently sent safety guidelines to construction companies state-wide, documenting precautions and procedures to adhere to in the wake of the ongoing coronavirus pandemic sweeping the nation.

In light of recent “stay at home” orders issued to help curb the spread of the coronavirus outbreak, construction in Nevada has been deemed an “essential” business, allowing development projects to currently remain in effect.

However, in light of some construction workers testing positive for COVID-19 – the respiratory illness caused by exposure to the coronavirus – NV OSHA Chief Administrative Officer Jess Lankford sent out a letter to active construction sites in the state, outlining personnel safety procedures that must be adhered to going forward, including social distancing guidelines.

“It is visibly obvious that employees are still being directed/allowed to work in close proximity [less than 6 feet apart] to other staff,” Lankford’s letter said.

The guidelines outlined in the NV OSHA letter include the following:

• Restrict meetings, safety meetings//tailgate talks, and gatherings to no more than 10 people.
• Establish effective social distancing protocols, which ensure that staff maintain a 6 foot personal separation from other staff during meetings, discussions, etc., where 10 people or less are present. Ensure that social distancing protocols are maintained during operation of mobile service equipment designed for two or more passengers.
• Provide sanitization and cleaning supplies for addressing common surfaces in multiple user mobile equipment and multiple user tooling.
• Maintain 6 foot separation protocols for labor transportation services, such as buses, vans, etc.
• Conduct daily surveys of changes to staff/labor health conditions. NV OSHA is emphasizing the need for construction leadership to be working with and aware of the health and well-being of its labor force. Many leaders in the construction industry have implemented entry surveys of labor health conditions that have, and may, include temperature scans and in person Q&A.
• Ensure that any identified first responders in the labor force are provided and use the needed personal protective equipment (PPE) and equipment for protection comes from communicable or infectious disease.
• Provide access to portable and sanitary water.

In order to ensure that all developers are in compliance with these guidelines, NV OSHA noted that they would be sending representatives to randomly inspect construction sites; penalties for non-compliance could range from fines all the way up to the full closure of a project. Recently, workers at the Resorts World and the Raiders’ Allegiant Stadium construction sites were confirmed to have tested positive for COVID-19.

LAS VEGAS, NV – The MSG Sphere, a one-of-a-kind entertainment venue originally slated to open in 2021 on the famed Las Vegas Strip, has become the latest victim of the coronavirus pandemic sweeping the nation. According to reports, the pandemic has brought a halt to construction of the MSG Sphere and, as a result its opening has been delayed to a currently undetermined date in the future.

A $1.7 billion, 400,000-square-foot, 18,000-seat, 360-foot-tall globe-shaped arena slated to be constructed on 63 acres of property located behind the Venetian Resort Hotel Casino, the Sphere – a joint venture of the Madison Square Garden Co. and Las Vegas Sands Corp. – is touted as a high-tech entertainment venue that will host musical performances and concerts, as well as potentially the occasional boxing or MMA contest.

Due to the outbreak, developers announced that they are suspending all work on the MSG Sphere, a process that will take approximately two weeks to implement. Issues cited include concerns over worker safety as well as disruptions to construction supplies due to fallout of the worldwide coronavirus pandemic. As a result, the 2021 opening of the Sphere will not be met, reports say.

Once completed, the interior of the Sphere will feature a 180,000-square-foot ceiling with massive video screens for attendees to watch, as well as floor-based bass speaker system to appeal to concert and club-goers on evenings when electronic dance music acts take the MSG Sphere stage, giving the venue a multi-genre and event capability.

But the real draw of the Sphere is the exterior, which will feature 36 miles of variable intensity LED lighting, enabling the structure to allow outside spectators to peer through a transparent facade to watch the concert within; at higher lighting intensities, outside vision will be obscured.

A new projected completion date for the Sphere’s construction and opening has not been revealed yet, but MGS representatives have stated that they look forward to “quickly and efficiently resuming construction as soon as practicable.”

Las Vegas has allowed construction to continue during the pandemic – as long as workers abide by social distancing guidelines – deeming it as “essential” work; the temporary halt of work on the MSG Sphere project, nonetheless, is the second high-profile project in the city shelved during the pandemic, the second being the former Fontainebleau.

LAS VEGAS, NV – According to reports, the construction industry in Las Vegas is continuing forward without any major setbacks attributed to the ongoing coronoavirus pandemic that is causing issues for its sister industry – real estate – but it remains to be seen what problems could arise if the outbreak ends later rather than sooner, experts say.

Construction, along with other fields such as medical and food, has been deemed an “essential” business by Nevada Governor Steve Sisolak, allowing work to continue unabated on numerous projects, free of governmental orders mandating many non-essential workers to remain at home to prevent the spread of coronavirus.

As a result, development on the many construction jobs currently ongoing in Las Vegas has continued without pause while the rest of the city essentially grinds to a halt; extra precautions have been taken on job sites to ensure that health and safety levels are maintained to prevent COVID-19, the respiratory disease caused by coronavirus. In contrast, workers in other industries that are deemed non-essential are holed up in their homes, waiting for the pandemic to blow over so they can return to work.

However, despite precautions, workers at Las Vegas construction sites have run into coronavirus-related issues during major ongoing projects; one worker at the Resorts World Las Vegas site and another at Allegiant Stadium have both come back with positive COVID-19 test results. There has been no word of Governor Sisolak re-evaluating his stance on construction work in Las Vegas based on these developments, however.

The coronavirus outbreak has caused problems with Las Vegas’ economy, which has only just righted itself after recovering from the mid-2000s recession. However, construction persists due to the word of experts that predict a fast turnaround to the city’s fortunes once the ongoing pandemic is finally resolved and people are able to return to work.
