Construction of Athletics’ New Las Vegas Stadium Will Create 5,000 “Good-Paying” Jobs, Union Says

LAS VEGAS, NV – Following a committee hearing on Monday for a bill for the proposed Las Vegas ballpark stadium of the Athletics – which recently announced they would be transplanting themselves from California to Nevada – the Southern Nevada Building Trades Union (SNBTU) has publicly shown their support for the project, saying that the construction of the famed MLB team’s new home would benefit the local economy by generating over 5,000 new jobs

The A’s recently reached an agreement with Bally’s Corp. to purchase a nine-acre plot of land currently occupied by the Tropicana Resort & Casino, where they will now construct their new stadium. Currently, the plan is to demolish the Tropicana to make way for the A’s stadium – which is slated to take the form of a 35,000-seat retractable roof venue – and to build a new 1,500-room hotel and casino on the remaining acreage.  

SNBTU has launched a new campaign to support the A’s move to Las Vegas, dubbed “A+ Jobs,” which will “educate the community about the positive impact building the stadium would have on Las Vegas.”  

The reason for SNBTU’s support of the A’s move, according to the organization’s Secretary-Treasurer, Vince Saavedra, is that the development of their stadium will allow “SNBTU to expand its roster to put the construction trades to work.” 

Vegas has proven itself as a major-league sports town, so it makes sense for us to add a Major League Baseball team,” he said. “Our roster of skilled construction workers have always built the biggest projects in Vegas and we’re ready to step up to the plate to build the stadium. By showcasing our members on baseball cards, we are highlighting the impact this project will have on jobs and working families in our community.” 

SNBTU noted that the development of the A’s new stadium will create over 5,000 “good-paying” jobs for individuals in numerous trades, including ironworkers, bricklayers, laborers, electricians and more; in addition, its construction would also spur new investment opportunities in Las Vegas, in addition to increasing tourism as well. 

The stadium is projected to spur billions in new investment and bring 400,000 additional visitors to the area each year – all without raising taxes,” Saavedra said.

Growing Las Vegas Asian and Polynesian Population Having Big Impact on Real Estate, Experts Say

LAS VEGAS, NV – Currently, Asians and Polynesians are making up some of the fastest growing ethnic groups in Las Vegas, and according to experts they are starting to make a serious impact on the Southern Nevada real estate market. 

With May representing Asian American and Pacific Islander Heritage Month, realtor Shane Nguyen – who has worked in the local industry for the past 26 years – said that approximately 12,000 members of the Asian American Pacific Islander (AAPI) community are moving to Las Vegas on an annual basis; at the time of the 2020 U.S. Census, there were 335,000 individuals who identified as being AAPI living in Clark County alone. 

Nguyen noted that the reason Vegas is so appealing to AAPI people is because housing prices are more affordable compared to many other large metro areas in the country, with most of the members of the community that are moving here hailing from California. 

The real estate over there is almost three times more than over here so as you can see it is very affordable and it’s close to California,” he said. 

In addition to the more affordable housing, another reason why many AAPI people are moving to Southern Nevada is due to the extremely business friendly climate when compared to neighboring states such as California. This makes for a significant lure to Asians and Polynesians, whom Nguyen noted tend to be very hard-working and entrepreneurial.

As of late, Las Vegas’ Chinatown has been expanding rapidly and the AAPI community has, as a result, been spreading throughout the entire valley, providing significant contributions to the local economy as well as the real estate market.

Henderson Master-Planned Community Names Streets After Pokémon Characters

LAS VEGAS, NV – The developer of a new master-planned community in Las Vegas evidently wants to “catch ‘em all,” as new residents are noticing that the streets in the neighborhood are named after characters from the popular Pokémon series of video games and cartoon television shows. 

Serenity Place, an upscale community in Henderson, surprisingly has streets named after numerous well-known “Generation 1” Pokémon critters such as Jigglypuff, Squirtle, Snorlax, Charmander, and Charizard.

Pokémon – an abbreviation of Pocket Monsters – is a Japanese media franchise about fictional creatures called “Pokémon” that are caught, trained, and cared for by humans who use them to battle with other Pokémon and their trainers. The English slogan for the franchise is “Gotta Catch ‘Em All!” 

Andrea Miller, a construction manager at Harmony Homes LLC – Serenity Place’s developer – noted to local media the difficulty of naming streets in Las Vegas. Developers are required to determine the number of streets in a community and then submit double the amount of potential names for those streets to the county in case any of them have already been used, among other concerns.

However, Miller’s sons, aged 11 and 14, are “obsessed with Pokémon” and gave her the idea to name  Serenity Place’s streets after the creatures. There are currently 1,015 Pokémon species, so Miller certainly had plenty of names to choose from. 

“When I hear Jigglypuff, I giggle,” Miller said. “When you’re coming home from work and you had a bad day and you have to turn on Jigglypuff Lane, that will make you smile.” 

Jigglypuff Lane is the main thoroughfare of Serenity Place, Miller said, mainly because it’s her sons’ favorite Pokémon; other street names in the community include Snorlax Lane and Squirtle Lane. 

However, there’s no word on if there’s a street named after the most famous Pokémon of all, Pikachu, which would seem the most obvious choice if you’re pulling names from the series’ vast bestiary.

Oakland Athletics Ditch Previous Las Vegas Ballpark Deal, Sign New Agreement for Tropicana Site

LAS VEGAS, NV – After initially announcing a deal in late April to purchase property off of the Las Vegas Strip in order to construct a $1.5 billion ballpark, the Oakland Athletics MLB team – who are following the NFL Raiders in uprooting and transplanting themselves from California to Nevada – reversed themselves this week and announced they have instead reached an agreement with Bally’s Corp. to purchase land currently occupied by the Tropicana Resort & Casino, where they will now construct their new baseball stadium.

The new home of the Athletics’ will now be on a nine-acre plot of land situated on the 35-acre Tropicana site, located at Las Vegas Boulevard and Tropicana Avenue. Currently, the plan is to demolish the Tropicana to make way for the A’s stadium and to build a new 1,500-room hotel and casino on the remaining acreage.

The A’s home stadium is slated to take the form of a 35,000-seat retractable roof stadium, with the project currently pending the passing of state legislation for public financing. Once the monies are obtained, full development of the ballpark would be in the hands of Bally’s, according to the company’s president, George Papanier.

“We are honored to have been selected to partner with the Oakland Athletics on this monumental step in helping to bring Major League Baseball to the great city of Las Vegas,” Papanier said. “To be a part of the once in a generation opportunity of having a professional baseball team located within a short walk of the Las Vegas Strip.”

Papanier noted that the development of the A’s new stadium would be steeped in the long-standing history of the site on to which it is to be erected, becoming an iconic landmark in the city of Las Vegas on par with the Tropicana itself.

“The Tropicana has been a landmark of Las Vegas for generations, and this development will enhance this iconic site for generations to come.” he said. “We are committed to ensuring that the development and ballpark built in its place will become a new landmark, paying homage to the iconic history and global appeal of Las Vegas and its nearly 50 million visitors a year.”

The project is expected to cost $1.5 billion.

New Penske Report Indicates Las Vegas Is Second-Highest Ranked Location in U.S. to Move To

LAS VEGAS, NV – A new report released by a national moving company indicates that Las Vegas, Nevada currently ranks as the second-highest location in the United States that both people and businesses are moving to.

In its 13th annual top moving destinations list, Penske Truck Rental noted that – for the second year running – Las Vegas was the second most popular city for customers to rent its moving trucks for a one-way trip in 2022, indicating that these travelers were intending to stay at their destination permanently.

Houston, Texas topped the company’s list as the country’s most popular one-way moving destination for the second year in a row. Third, fourth, and fifth places were held by Orlando, Phoenix, and Atlanta – the city’s first appearance on the list since 2020 – respectively.

In 2022, approximately 27.3 million people moved in the United States according to the U.S. Census Bureau, representing a 4 percent year-over-year increase.

In recent years, Las Vegas has been experiencing a great influx of new residents from neighboring states such as California who are looking to escape high taxes and exorbitant cost of living increases; a new report also indicates that more and more individuals from a wholly unexpected state – Florida – are also making the decision to relocate to Southern Nevada as well, for a variety of reasons.

One of the reasons that Southern Nevada is growing in popularity with Floridians, reports say, is that it offers the same business-friendly environment as their native state – as well as similar low cost of living benefits – but without the regular threat of natural disasters such as hurricanes and tropical storms threatening both property and well-being.

Will Relocation of Oakland Athletics to Las Vegas Impact Surrounding Real Estate?

LAS VEGAS, NV – With baseball season in full swing, we have already seen several interesting storylines. However, the one that has generated the most buzz doesn’t have much to do with the game itself. Instead, it has to do with the relocation of the Oakland Athletics to Las Vegas.

In a move that shocked most of the baseball world, the Athletics agreed to a contract with the city to allow them to build a new stadium just west of the Las Vegas Strip. While this is good news for sports fans in the area, it could also have a tremendous impact on the surrounding real estate. 

According to Nicholas Irwin, an Assistant Professor of Economics at UNLV, adding a new professional sports team to the area would cause the land nearby to be worth more. However, Irwin did have the following to say about the advantages and disadvantages of the Athletics coming to town:

“If land prices do go up, it would push some people out of the area. It could lead to more commercial activity in the area as well. You never really know what type of impact it will have on the city as a whole until it comes in and you see the aftereffects.”

While many residents are excited about the news, there is one thing many people are worried about — traffic. The traffic situation in Las Vegas is already stressful for many tourists, and a bad situation could worsen with the addition of the baseball team. 

County Commissioner Jim Gibson stated that his team plans on reviewing all transportation options to ensure the city is prepared for the influx of visitors and fans.

Affordable Housing for Seniors in Las Vegas Valley Area Coming Soon

LAS VEGAS, NV – For many people, visiting Las Vegas is a dream vacation full of opportunities to relax and take in the sights of one of the most glamorous cities in the United States. However, for the residents of the town, especially those classified as seniors, it can be challenging to find an affordable place to live. 

While communities like the Ensemble Senior Apartments offer lower rent options for seniors, the number of available units has been slowly dwindling. To help create more affordable housing options for seniors, state officials signed over five acres of federal land to Clarke County. County representatives have plans to utilize the space to build another community with 195 units. 

The new addition of the apartment complex is part of a larger initiative that kicked off in September 2022 aimed at providing more low-cost housing options to Las Vegas Valley residents. Aptly named “The Welcome Home Initiative,” the program is set to allocate over $120M to similar projects around Clark County. 

Nevada Senator Catherine Cortez Masto had the following to say about the affordable housing project:

“An initiative like this one requires everyone to come together. It starts from the ground up by not only developing and getting the land initially but also requires individuals with the patience to put a project like this together.”

Adding new housing communities like the Ensemble and the complex being built within the coming years are significant steps to fighting homelessness in the community. However, Clark County still estimates a shortage of over 85,000 homes for low-income people.

With the help of city officials and groups around Clark County, the goal of providing low-cost homes for the community’s residents is one that many hope will be reached over the next decade.

Las Vegas F1 Paddock Facility Site Reaches Major Construction Milestone 7 Months Before First Race

LAS VEGAS, NV – Construction crews recently reached a major milestone on the development of the F1 Paddock Facility site located off of the Las Vegas Strip in anticipation of the organization’s first race in the city in decades, slated to take place in just seven months.

The 400 workers at the site held a topping out ceremony to celebrate the final barrier being installed on the structure’s roof, a major achievement that signifies the Paddock Facility is now 60 percent complete.

Governor Joe Lombardo and F1 President Stefano Domenicali were at the ceremony, and symbolically signed the final barrier before workers lifted and installed it on the facility’s roof.

“We want to create a legacy for Las Vegas and Formula 1 for the future,” said Domenicali.

A paddock is where the race teams park their transporters; these transporters become temporary garages where the race mechanics prepare the race cars.

Previously, Formula 1 announced they will be putting $240 million into the street-based night race as part of a multi-year deal with the city of Las Vegas, making the event their third annual Grand Prix in the United States following the Grand Prix at Austin, Texas and the Miami, Florida Grand Prix.

The $240 million that Formula 1 is investing went into the acquisition of a 39-acre site in Las Vegas – located northeast of East Harmon Avenue and Koval Lane – in order to build a permanent pits and the aforementioned paddock facility.

Formula 1 cars are the fastest regulated road-course racing cars in the world, and the Grand Prix races take place worldwide on both purpose-built circuits and closed public roads.

The upcoming Las Vegas-based Grand Prix is slated to take place in the center of the city – with the track situated partly on the Las Vegas Strip – starting in November 2023.

Las Vegas Experiences Huge Increase in Millennial Homeownership, Second-Largest Jump in Nation

LAS VEGAS, NV – A new report indicates that Millennials – individuals born between 1981 and 1996 – have experienced a huge increase in homeownership – as opposed to renting – showing a large spike in 2022 and a 64 percent jump overall within the past five years. Las Vegas in particular is considered one of the epicenters of this phenomena, with the city currently showing the second largest increase in Millennial home ownership nationwide. 

According to a study that examined the top 50 metropolitan areas in the United States, over the past five years Las Vegas has shown a 158 percent increase in the number of Millennials who own homes, which is second to only Richmond, Virginia, which registered a 234 percent increase. 

However, despite the huge boost, the study showed that older generations still account for the lion’s share of homeownership in Las Vegas when compared to Millennials. Overall, Millennials and Generation Xers – individuals in their mid 40s to late 50s – account for approximately 28 percent of all homeowners in Las Vegas, trailing behind Baby Boomers – those in their late 50s to mid 70s – by 12 percentage points. 

Generation Z – ranging from preteens to those in their mid 20s – makes up approximately 5 percent of all homeowners in Las Vegas. 

Reports indicate the explanation for this recent explosion in Millennial home ownership can be attributed to several factors; for example, the median income for this particular generation has increased 44 percent since 2017, the largest jump amongst all generations in that period of time.  

In addition, many Millennials moved back in with parents during the COVID-19 pandemic, allowing them to save money at a much greater rate than when they were renting; many also received financial assistance from family members for down payments on homes, the report says. 

These factors helped to counter the many roadblocks Millennials had experienced which had previously been preventing them from purchasing homes, such as heavy student loan debt and high housing prices.

Elon Musk’s Boring Company Proposes to Increase Size of Las Vegas Loop by 50 Percent – 65 Miles

LAS VEGAS, NV – Elon Musk’s The Boring Company has announced their proposed plan to increase the size of their Las Vegas Loop – the underground transport system they constructed underneath the city – by approximately 50 percent, representing a grand total of 65 miles. This is provided that local officials approve the plan, which seems likely given the project’s initial success so far.

The Loop is comprised of a series of underground tunnels, dug by The Boring Company, that currently ferries people back and forth to the Las Vegas Convention Center in a series of Tesla automated electric cars in approximately two minutes each way. Normally, the route would take an average of 30 minutes for a person to walk on their own.

The Boring Company had previously stated they plan on expanding the tunnel system, with plans for new people mover routes to various area resorts and the airport having already been submitted to city officials.

The proposed additions would be comprised of a series of crisscrossing tunnels underneath the streets of the city that would enable passengers to travel to casinos, retail areas, the University of Nevada Las Vegas campus, and even residential areas. If approved by city officials, the Loop network would expand to 69 stations and a total of 65 miles of tunnels, as well as an additional undetermined number of Tesla vehicles to navigate them.

If the plan comes to fruition, a Loop station would conceivably be located within a few blocks of almost anywhere in central Las Vegas, Including stations adjacent to the University of Nevada, Allegiant Stadium – home of the Las Vegas Raiders NFL team – as well as Harry Reid International Airport.

There would also be an additional tunnel added that would run parallel to the Las Vegas Strip with several stations throughout its length, which could conceivably offer a high-speed express route joining the North and South sections of the city; currently, a similar tunnel connects the east and West sections.

Property Taxes for Nevada Homeowners

Lawmakers Propose New Legislation That Would Increase Property Taxes for Nevada Homeowners

LAS VEGAS, NV – Lawmakers have proposed new legislation that, if passed, would result in higher property tax increases for Nevada homeowners. State Senator Dina Neal (D-North Las Vegas) has introduced Senate Bill 96, which proposes setting the floor at 3% for residential property tax increases, which she said would be a way to provide security for the budgets of local governments if a looming recession comes to pass, a possibility predicted by many financial experts. 

“The bill was set up to stabilize revenue and make sure that the local governments, if a recession does come in the future, that they will not lose revenue but that they will maintain 3 percent all the time,” she said. 

Previously, before the mid 2000’s recession, property tax increases in Nevada resulted in a great deal of financial hardship for many residents, forcing some to sell their homes. The Nevada Legislature attempted to combat this issue in 2005 by capping tax increases at up to a 3% maximum for owner-occupied, single-family homes; commercial and rental properties had their tax increases kept at up to 8%. 

However, Neal’s bill would see residential property taxes for Nevada residents increase at a rate of 3% annually; commercial and rental properties would have their increases capped out of rate between 3 and 8%. 

The purpose of the bill, according to Neal, is to prevent property tax rates from dipping below the 3% mark. 

While some groups have spoken out in favor of the legislation – including the Nevada Association of Counties – it also predictably garnered a great deal of backlash as well. The Nevada Republican Party, the state Independent American Party, the Libertarian Party of Nevada and Americans for Prosperity, among others, have protested the potential of raising property taxes on Nevada residents. 

“Nevada does not have a revenue problem. It has a spending problem,” said Nevada Republican Party Executive Director Alida Benson. “It is outrageous that this bill, which will target Nevada families who are already suffering under the heavy burden of out-of-control cost-of-living increases, is even being considered.” 

It is unknown if the bill will ultimately become law. Since it would increase tax revenue to the state, it would require a 2/3 majority vote. In addition, Governor Joe Lombardo has repeatedly pledged not to raise taxes on his constituents, giving Senate Bill 96 a significant uphill climb if it is to be passed.
