Shelter Realty Property Management provides owners with a professional rent collection process designed to help maximize cash flow while giving tenants several convenient payment options. From online payments to retail payment locations, our goal is to make paying rent as simple as possible while maintaining consistent collection procedures.
Multiple Ways to Pay Rent
Shelter Realty Property Management offers multiple convenient payment options designed to make paying rent simple, secure, and reliable. Residents can make payments securely through their online resident portal using a credit card, debit card, or electronic check (ACH). Processing fees are determined by the payment method selected.
For tenants who prefer to pay in person, a PayNearMe payment slip may be requested through our office. This allows eligible residents to make payments at participating retail locations, including Walmart, CVS, 7-Eleven, Kroger, Walgreens, ACE Cash Express, and other participating retailers. Applicable processing fees and retailer payment limits apply.
Tenants may also submit a personal check, cashier’s check, or money order at our office or by mail. For security reasons, cash payments are not accepted.
Secure Online Payment Portal
Shelter Realty Property Management utilizes the AppFolio property management platform to provide tenants with a secure and convenient way to pay rent online. Residents can make payments using a credit card, debit card, or electronic check, review their account balance, and access important lease-related information through the online resident portal. Property owners also benefit from secure online access to statements, owner distributions, maintenance activity, and other important account information.
Owner Disbursements
Property owners depend on consistent rent collection to generate reliable cash flow from their investment properties. Once rent has been collected and processed, Shelter Realty Property Management distributes owner proceeds in accordance with the property’s management agreement. Owners also receive detailed monthly financial statements through the secure owner portal, allowing them to review rental income, owner distributions, maintenance expenses, management fees, and other account activity with complete transparency. Our goal is to provide accurate financial reporting, timely owner distributions, and the information property owners need to effectively monitor their investment.
Late Payments
Rent is due in accordance with each tenant’s lease agreement. If rent is not received by the applicable deadline established under the lease and Nevada law, late fees may be assessed in accordance with the lease agreement and applicable Nevada statutes.
Once a payment becomes delinquent, certain payment methods may no longer be available for that month’s rent. In some situations, certified funds such as a cashier’s check or money order may be required before payment can be accepted.
Returned Payments
If a payment is returned because of insufficient funds, an invalid account, or another banking issue, additional fees may apply as outlined in the lease agreement. Repeated returned payments may also result in restrictions on future payment methods. In certain situations, tenants may also be required to submit future rent payments using certified funds in accordance with their lease agreement.
Maintaining a positive payment history benefits both tenants and property owners. Many landlords and property management companies request rental references that include information regarding payment history, lease compliance, and previous returned or late payments.
Nevada’s Rent Collection Process
When rent remains unpaid after the applicable deadline, Shelter Realty Property Management follows Nevada’s legal rent collection procedures. Our goal is always to resolve payment issues professionally while maintaining compliance with Nevada law and the terms of the lease agreement. If necessary, the required legal notices are served before additional legal remedies are pursued.
