While New Home Sales Dip, Las Vegas Luxury Listings Surge 41 Percent in Q1 2025

LAS VEGAS, NV – While sales of new single-family homes have decreased during the first quarter of 2025 – having dropped 19 percent over the course of the first three months of the year – luxury listings with prices exceeding $1 million within the same span of time experienced a huge surge in purchases, jumping an impressive 41 percent.

This news comes as luxury development and sales – especially in Summerlin – remain ongoing at a brisk pace.

According to Las Vegas-based Home Builders Research, the number of homes sales closing at $1 million or more in the first quarter in Las Vegas numbered at 154, which represents a significant increase year-over-year, with 109 sales in that range being made in the first quarter of 2024.

When the luxury numbers for Q1 2025 are broken down, 39 of the 154 closings ranged between $1 million and $1.1 million; however, at the opposite end of the spectrum, the two highest sales in the first three months of the year were $10.5 million for a MacDonald Highlands residence, followed by a Blue Heron-designed home in Roma Hills in Henderson which sold for $6.3 million.

Responding to the very real demand for luxury housing options in Southern Nevada, homebuilder Taylor Morrison recently broke ground in Summerlin West on Esplanade at Red Rock, which will take the form of a high-end community offering 400-unit single-family homes ranging in size from 1,500 to 3,200 square feet. Over 50 percent of the houses for sale in Esplanade will be in the price range of $1 million and up.

Meanwhile, Summerlin’s ultra-affluent The Summit Club community regularly sees homes selling for $30 million or more.

Despite the challenges being faced by the overall housing market in Las Vegas, luxury home sales and development are still going strong for the time being.

Zillow: Real Estate Inventory in Las Vegas Valley Increases Over 44 Percent Year-Over-Year

LAS VEGAS, NV – According to a new report by Zillow, the amount of residential real estate inventory available in the Las Vegas Valley has jumped dramatically since last year, but despite the availability the buyers just aren’t there at the moment due to a number of factors.

There has been an increase of 44.5 percent year-over-year in March in the number of homes on the market in Las Vegas; this is a situation that is occurring throughout the country, although the valley is becoming one of the most prolific in that regard.

In contrast, the number of homes on the market in March in the United States overall has gone up 19 percent when compared to the same period of time last year, currently making Las Vegas 25 percent higher than the national average, according to Zillow senior economist Kara Ng.

What’s happening nationally is playing out similarly but more prominently in Las Vegas. Sellers are listing their homes at far greater rates than last year, but buyers are not absorbing those homes at the same rate,” she said. “This has left more homes lingering on the market. However, while Las Vegas inventory is up almost 45 percent over the year, it’s still about 20 percent lower than pre-pandemic norms.

Ng noted that in addition to the inventory in Vegas rising, prices are also continuing to go up; again, this is true in many major metros in the country, although it is becoming quite pronounced in Southern Nevada.

Home values in Las Vegas have risen significantly. Affordability is a hurdle, especially for first-time buyers who are relying on savings alone, and turbulence in the stock market could push down payments out of reach,” Ng said. “These headwinds may be capping the pool of financially ready buyers. Sellers, on the other hand, are typically more financially stable and have the benefit of home equity to put toward their next purchase. Together these forces are leading to the accumulation and normalization of inventory.”

Former Las Vegas Home of Comedy Legend Jerry Lewis Up for Auction with Starting Bid of $1M

LAS VEGAS, NV – After failing to sell earlier this year for its asking price of $2.5 million, the former Las Vegas home of comedy legend Jerry Lewis has now gone to auction with a current starting bid of $1 million.

Its current owner, Australian private lending firm Brumbies Capital, originally purchased the home of the late “King of Comedy” – who resided there for 35 years until his death – in September 2023 for $2 million.

The 7,230 square-foot home – located in Las Vegas’ swanky Scotch 80s neighborhood and boasting an impressive six bedrooms and six bathrooms – initially had difficulty in finding a buyer following Lewis’ passing in 2017 at the age of 91. It was eventually sold to Jane Popple in 2019 for $1.2 million, and then auctioned off for the sum of $2.5 million; however, when the winning bid fell through, it was listed on the open market for $1.8 million.

Thereafter, the property, 1701 Waldman Ave, Las Vegas, was sold to Iddo Gavish of Century 21 Gavish Real Estate for approximately $1.4 million. Gavish subsequently modernized the home, making several large-scale updates to the landscaping, gates, pool, master bathroom and kitchen.

Later, the home was purchased by Blooming Desert LLC in 2021 for $1.4 million, and then put up for sale for a brief amount of time in 2022 for an asking price of $2.7 million; the home was later sold by Nevada Trust Deed Services in a foreclosure sale to Brumbies Capital.

The two-story residence – built in 1954 and located at 1701 Waldman Avenue – will be holding an open house on June 29 followed by an offer presentation, with the formal opening bid set at $999,999 with an undisclosed reserve price that will only be made public if it is met, reports say. Bidders are required to pre-qualify or provide proof of funds.

Family of Late Entrepreneur Tony Hsieh Lists Nearly 100 of His Las Vegas Properties on The Open Market

LAS VEGAS, NV – According to reports, much of the Las Vegas real estate empire amassed by late entrepreneur and former Zappos CEO Tony Hsieh has been listed on the open market by his family, totaling nearly 100 properties throughout the downtown area. Hsieh had passed away in November at the age of 46 due to injuries suffered in a Connecticut house fire, and had no will before his death, reports say.

Representatives of the family have filed dozens of notices with Clark County District Court, with the properties in question slated to go to the “highest and best bidder,” with all transactions being cash only, representing hundreds of millions of dollars.

Properties up for grabs, reports say, are located around downtown’s Fremont Street area and include Zappos Headquarters – which he originally purchased for $65 million – as well as retail and food complexes Downtown Container Park and Fergusons Downtown, among many others.

However, the estate’s lawyer, Dara Goldsmith, noted that it is possible that not all of Hsieh’s properties would be sold, as the notices filed with the court allow for the “possible future sale” of the real estate in question.

“The estate may retain certain properties and sell others, or it may retain all of the properties,” she said. “Once the publication process is complete, the estate will consider reviewing serious, written offers.”

For 20 years, Hsieh – who had a net worth of hundreds of millions of dollars – headed up retail giant Zappos, selling the retailer to Amazon in a $1 billion-plus deal in 2009; he had retired as its CEO in August 2020. He is credited by many as being a central figure in the revitalization of Downtown Las Vegas.

Infamous “Underground House” of Las Vegas Still on Market for $18 Million

LAS VEGAS, NV – The infamous “Underground House” of Las Vegas, a “doomsday bunker” built in 1978 by Avon cosmetics executive and subterranean living enthusiast Jerry Henderson, made headlines last year when it was put on the market. The one-of-a-kind dwelling, located 26 feet under the soil of Southern Nevada, is still on the market for a whopping $18 million, according to recent reports.

Originally costing $10 million to construct, the 5,000-square-foot underground house – situated within a 15,000-square-foot steel-reinforced concrete bunker – is an elegant construct that features numerous amenities, including a pool, terraces, and a waterfall. The look and feel of the home itself remains to this day distinctly influenced by the design aesthetic of the era it was made in- the 1970’s. There is also a generator and a 1,000-gallon water tank.

Everything isn’t all below the ground, however; included in the $18 million asking price is a 2,300 square-foot, two-bedroom house located above-ground that serves as a gateway to entering the underground house. Also included are all of the property’s existing furnishings and one year of caretaking.

The house’s current owners – who have remained un-named, instead selling the property via Stephan LaForge of Berkshire Hathaway – note that the novelty of the house’s unique design, combined with the difficulty of replicating it elsewhere, make the $18 million price tag completely justifiable.

“The coronavirus might draw out the eccentric billionaire buyer who wants to hide out the situation in a bunker in Las Vegas,” LaForge said. “Just to dig the hole today would cost $1.5 million.”

Previously, the property sold in 1990 for $1.3 million after Henderson passed away, and again in 2005 for $2 million. The current owners whom are unknown bought it in 2014 for $1,150,000, and have had it on the market for over 500 days. The underground house has two bedrooms and three baths, a vintage 1970’s-style kitchen, a large living room with beamed ceilings, a stone fireplace and a theater. Natural lighting patterns are automatically maintained to simulate the passage of daytime into night, and a faux “backyard” is accessible via sliding glass doors and features artificial grass, trees, swimming pool, a fountain, BBQ, and a small cottage.

LAS VEGAS, NV – Wayne Newton, known far and wide as “Mr. Las Vegas” for his many years serving as an entertainment headliner, is making news this week as his former Clark County ranch has sold for a whopping $10.53 million, according to reports.

The 36-acre ranch called Casa de Shenandoah, 6629 S Pecos Rd, Las Vegas, NV 89120, is a single family home built in 1952 and has 21,000+ square feet, 3 beds, 4 full and 3 half baths.

Despite the large dollar amounts involved, however, the sale price – which also includes a separate deal for surrounding commercial property – represents a significant drop from the $19.5 million it was purchased for back in 2010, reports say.

The 36-acre ranch – called Casa de Shenandoah – is located at 6629 South Pecos Road and was part of a double real estate transaction where the ranch was purchased for $5.56 million, and 10.3 acres of surrounding property – which contained retail land that catered to tours of the Newton ranch, including a gift shop – for an additional $4.97 million, Clark County records say.

The Newton estate includes a white mansion, an additional six homes, horse stables, tennis courts, and an equestrian pool. Public tours were previously held on the property from 2015 to 2018.

The sales were made by ICSD LLC, which purchased the ranch in June 2010 from Newton with failed plans of turning it into a tourist attraction. The buyer was Harsch Investment Properties; currently, there are no publicly-disclosed plans as to what Harsch’s plans are for the property.

Wayne Newton, now 77, is a world-famous singer and entertainer and one of the best-known entertainers in Las Vegas, where he is known by the nicknames The Midnight Idol, Mr. Las Vegas and Mr. Entertainment. His most well-known songs include “Daddy, Don’t You Walk So Fast,” “Years,” and “Red Roses for a Blue Lady.” His signature song “Danke Schoen” was famously-used in the soundtrack for the film Ferris Bueller’s Day Off.
