Owning a rental property in Las Vegas doesn’t mean you have to live here. In fact, approximately 95% of the property owners served by Shelter Realty Property Management live outside the Las Vegas area. Some of our clients purchased Las Vegas homes specifically as investment properties. Others originally lived in their homes, relocated to another state and decided that keeping the property as a rental made more sense than selling it. We also work with owners who maintain second homes in the Las Vegas Valley and spend most of their time elsewhere. Whatever the reason, managing property from hundreds or thousands of miles away presents a different set of challenges. Managing a Las Vegas Rental When You Live Somewhere Else
Much of property management can now be handled electronically. Owners can receive information, review documents and communicate with their property manager from virtually anywhere. The property itself, however, is still in Las Vegas. When a tenant has a maintenance problem, a vendor needs access, a lease is approaching expiration or something needs to be checked at the property, someone needs to handle it locally. Trying to coordinate those situations yourself becomes considerably more difficult when you live in another state. Shelter Realty Property Management handles the day-to-day responsibilities of the rental, including marketing and leasing, tenant screening, rent collection, tenant communication, property inspections, lease renewals and maintenance and repair coordination.

Nevada Requires a Local Emergency Contact
Having someone local is more than a convenience for Nevada landlords. Under NRS 118A.260, a Nevada rental agreement or signed notice must identify a telephone number where a responsible person who resides in the county or within 60 miles of the rental property can be contacted in case of an emergency. That is particularly important for an owner living outside Nevada. A landlord in California, Florida, New York or another state cannot simply rely on being available by telephone when the law requires a responsible local contact.

Nevada also regulates professional property management. Property managers are subject to state licensing and permitting requirements, providing another reason to work with an established Nevada property management company rather than attempting to coordinate a rental informally from another state.
Moving Away From Las Vegas? You Don’t Necessarily Have to Sell Your Home
A significant number of rental property owners didn’t originally intend to become landlords. You may have purchased your Las Vegas home years ago and now be relocating for work, family, retirement or another reason. Selling isn’t the only option. Depending on your circumstances, keeping the home and converting it into a rental may allow you to retain the property while generating rental income. The question is who will manage it once you’re gone.
