Online estimates and regional rent reports can provide useful context, but the most reliable way to price a rental is to compare it with similar properties that have recently been leased and those currently available in the immediate area.

How an Accurate Rental Estimate Is Prepared

- Reviewing the property: Confirming the address, property type, square footage, bedroom and bathroom count, condition, amenities and any recent improvements.
- Examining recently leased properties: Comparing the home with similar properties that have secured tenants provides evidence of what renters have recently been willing to pay.
- Studying active competition: Current listings reveal what prospective tenants will see when comparing the property with other available homes.
- Adjusting for important differences: Condition, location, lot size, garage capacity, pool, landscaping, appliances and upgrades must be considered when comparing homes.

Can I Rely on an Online Rental Estimate?
Automated estimates from Zillow, Rentometer and other online services can be useful starting points, but they do not always account for a home’s current condition, upgrades, exact subdivision, HOA restrictions or the most relevant competing listings.
Online tools may also rely on older listings or properties that appear similar on paper but are not true comparables. A home with a renovated interior, private pool and three-car garage should not necessarily be priced the same as a nearby property with the same bedroom count but fewer amenities and substantial deferred maintenance.

- Pricing according to the owner’s expenses: Mortgage payments, HOA fees and repair costs do not determine what tenants are willing to pay.
- Relying only on active listings: An advertised rent does not establish that a qualified tenant will agree to pay it.

- Underpricing the property: Setting the rent too low can unnecessarily reduce the owner’s income throughout the lease term.

Should I Rent My Home Furnished or Unfurnished?
Most tenants seeking a traditional long-term single-family rental in the Las Vegas Valley expect the home to be unfurnished. Unfurnished properties generally appeal to a broader group of families and professionals who already own furniture and intend to remain in the home for an extended period.
A furnished property may be appropriate for corporate housing, temporary relocation or certain medium-term rental arrangements. However, furnishing a home introduces additional costs, inventory responsibilities, wear and tear, replacement expenses and potentially more frequent turnover. The expected rental increase should be weighed against those added expenses.
Owners considering stays of 30 days or less should not assume that a property qualifies for short-term rental use. Short-term rentals are subject to separate licensing, zoning, tax and operating requirements that vary by jurisdiction.
Do I Need a License or Permit to Rent Out My Home?
Licensing and registration requirements depend on the property’s exact location. A Las Vegas mailing address does not necessarily mean that the property is located within the incorporated City of Las Vegas. It could instead be within Henderson, North Las Vegas or an unincorporated portion of Clark County.
Owners of long-term rental properties may be subject to local business licensing, landlord registration, utility-account or other municipal requirements. An HOA may also impose leasing restrictions or require owners and tenants to complete additional documentation. These requirements should be checked before advertising or leasing the property.
Rentals involving stays of 30 consecutive days or less are generally treated as short-term rentals or transient lodging in Southern Nevada. Depending on the jurisdiction, requirements may include a business license, zoning or conditional-use approval, inspections, owner-occupancy, minimum spacing between rentals, liability insurance, room-tax collection and specific advertising disclosures.
