Mark Wahlberg Sells Vegas Home for $16.6 Million One Year After Purchase, Makes $2 Million Profit

LAS VEGAS, NV – Hollywood actor Mark Wahlberg, well-known for starring in blockbuster movies such as “Transformers,” “Boogie Nights,” and “Pain and Gain,” has just sold his Las Vegas home just over one year after having purchased it, making an impressive profit in the process. 

In August 2022, Wahlberg bought a 7,327 square-foot, two-story, four-bedroom townhome for $14.5 million in the Summerlin-based The Summit Club, a stylish, private neighborhood catering to affluent families and individuals.  

One month prior to that purchase, Wahlberg had acquired a 2.5-acre plot of residential land for $15.6 million in the same community with the potential goal of using it to construct a mansion from the ground up. 

Just over one year later, the actor sold the townhouse on September 22 for over $16.6 million, netting himself a $2 million return on his investment. However, to date, it is still not known what the plans for the vacant plot of Summit Club land that he owns are. 

The Summit Club describes itself as a “555-acre extraordinary sanctuary” that is nestled between Red Rock Canyon National Conservation Area and the Las Vegas Strip, located off Town Center Drive south of Flamingo Road. The website goes on to say “The Summit Club is the only private residential lifestyle club community in Las Vegas. Sit back and enjoy five-star amenities, a championship golf course, a robust outdoor pursuits program and unique terrain-to-table culinary offerings.” 

The website also notes a plethora of wellness and recreation programs for residents, as well as snacks-laden golf course “comfort stations” and pickle ball and tennis courts that are adjacent to Wahlberg’s new residence. 

This is not the first expensive property that Wahlberg has parted with recently; earlier this year, he also sold his Beverly Hills Mansion for $55 million after previously listing the property for $87.5 million in 2022. He and his wife had previously purchased the estate in 2009 for $8.25 million.

Top 2022 Vegas Luxury Home Purchases Led by $14.5M Mark Wahlberg Bungalow

LAS VEGAS, NV – 2022 continued the trend in Las Vegas of strong sales of luxury homes – a situation that has become common into 2023 with the top spot being held by the purchase of a $14.5 million bungalow by Hollywood A-list actor Mark Wahlberg, along with numerous other sales throughout the year.

Despite rising mortgage rates slowing down homes sales in Southern Nevada overall, the luxury market has shown zero signs of hitting the brakes.

According to Las Vegas-based Home Builders Research, there were 544 closings of new homes worth $1 million or more during 2022, which represents a 26 percent increase over 2021, when 432 homes in that price range were sold. In addition, 313 luxury homes were sold in 2020 and 247 in 2019, illustrating that the market continues to climb as the years go on.

In contrast, the overall new home market in Las Vegas saw closings decrease 1.6 percent over the course of 2022, which reports say was driven by the increased cost of building materials and labor, as well as increased interest rates on home mortgages.

However, experts say that the luxury market in Las Vegas has continued to thrive due to the simple fact that buyers in that category are typically quite affluent, and often purchase them with cash; in cases where they do not, the increased interest on home loans as of late often does not function as a deterrent, due to their wealthy status.

Aside from Wahlberg’s purchase of a $14.5 million bungalow in The Summit Club – the exclusive resort community in Summerlin – some of the top sales of 2022 also include a Sun West Custom Home that sold for $6.02 million in Ascaya, and a residence on Boulderback Drive also in Ascaya that went for $6 million.

Hollywood Actor Mark Wahlberg Snapping Up Las Vegas Real Estate in The Summit Club; His Second Pricey Purchase

LAS VEGAS, NV – Hollywood actor Mark Wahlberg, known for starring in a slew of blockbuster movies such as “Transformers,” “Boogie Nights,” and “Pain and Gain,” is currently snapping up real estate in Las Vegas, having just completed his second pricey and high-profile purchase in two months.

According to Clark County property records, Wahlberg purchased the townhouse directly from the developers of The Summit Club; in response to media requests for further information, the developer merely said they do not comment on specific transactions in order to safeguard the “privacy of our owners and members.”

However, while the sale appears to have been private, reports indicate that the townhouse was not marketed via any regular listing sites, and The Summit Club’s map on its website merely shows a rendering of the residence and an indication that it has been “sold,” but no specific information on the property is given.

Previously, reports indicated that Wahlberg previously had also nearly purchased a pre-owned Summit Club residence for over $35 million in July, but then changed his mind and bought the vacant plot of land instead, followed by the new townhome purchase earlier this month. It is currently not known what the plans for the vacant plot of land are.

Year-in-Review: Top Las Vegas Real Estate Transactions of 2022; Market Again Becoming Red Hot

LAS VEGAS, NV – Las Vegas has been on the comeback trail in a variety of ways since the COVID-19 pandemic has subsided, and 2023 promises even bigger and brighter things to come. But it’s always important to learn from and reflect upon the past, and the top real estate transactions of 2022 prove that – despite some setbacks encountered along the way – the Las Vegas marketplace is once again becoming red hot.

The top five Las Vegas real estate transactions of 2022 were, in no particular order:

Houston billionaire Tilman Fertitta made some major waves when he spent a whopping $270 million in June on a 6.2-acre plot of land at Las Vegas Boulevard and Harmon Avenue that will become the home for a currently unnamed 43-story, 2,420-room hotel-casino.

Next up is Formula One, who purchased approximately 40 acres east of the Las Vegas Strip at Harmon Avenue and Koval Lane in June for $240 million, upon which they are constructing a new race track that is scheduled to debut in November 2023, at which time it will host a 50-lap Grand Prix race.

Also of note is MGM Grand and Mandalay Bay’s properties coming under the full ownership of Vici Properties, who was previously the landlord of those establishments. Vici, which had owned a 50.1 percent stake, announced that they are in the process of buying the remaining 49.9 percent from New York-based financial firm Blackstone for $1.27 billion in cash, giving them full ownership going forward.

Next  on the list is Hollywood A-lister Mark Wahlberg, who purchased 2.5 acres in Summerlin’s The Summit Club for $15.6 million in July, followed by another Summit Club residence in August for $14.5 million. The actor noted that the hefty acquisitions were not only so he could become a Nevada resident, but so that he could also use his purchases to construct movie studios in an effort to make Las Vegas “Hollywood 2.0.”

And finishing off the list is Station Casinos’ purchase of about 126 acres at Las Vegas Boulevard and Cactus Avenue for $172.4 million in July, as part of the company’s efforts to increase their foothold in Southern Nevada by 50 percent.

$1.8 Billion Movie Studio Backed by Big-Name Hollywood Players Approved by Clark County

LAS VEGAS, NV – Multiple variances for a $1.8 billion movie studio and mixed-use project backed by Howard Hughes Holdings, Sony Pictures Entertainment and Hollywood A-list actor Mark Wahlberg were officially approved by the Clark County Zoning Commission on Wednesday, with the next step of the process involving sending the plans to the Nevada legislature and Governor Joe Lombardo for their approval as well.

Wahlberg – acting as a consultant on the project – is a proponent of expanding Nevada’s film tax credit program and bringing major film production to Las Vegas, saying he wants to transform the city into “Hollywood 2.0.”

The proposed movie studio and mixed-use project – if fully approved by the Governor and legislature – will be developed on what is currently a dirt lot located near Flamingo Road and Town Center Drive in Summerlin, and will be dubbed “Summerlin Production Studios.”

The facility is slated to be comprised of ten buildings, including a 500,000 square-foot studio and production facility; 100,000 square-feet of retail, restaurant and office space; an emergency medical facility; and a Clark County government satellite office. A fire station that already exists at the property will remain and will be included in the project as well.

Once completed, Summerlin Production Studios is expected to create as many as 10,000 jobs according to David O’Reilly – CEO of Howard Hughes, the developer of Summerlin as well as the proposed studio – and Sony Pictures CEO Tony Vinciquerra, who gave a presentation to Clark County commissioners prior to Wednesday’s vote.

Most high-paying union wages that will be working every day inside and out of these movie productions,” O’Reilly said. “Summerlin has been ranked one of the best master-planned communities for decades. That’s not going to change with the building of a movie studio. It’s only going to make it better.”

2023 in Review: The Top Residential Sales in Las Vegas Real Estate Over the Past Year

LAS VEGAS, NV – As 2023 draws to a close on one of the more unusual and noteworthy years in Las Vegas real estate, let’s take a look back over the past 365 days and highlight the top residential sales that have taken place in Southern Nevada. Despite the market experiencing a slowdown overall, some very high-priced homes changed hands in Clark County in 2023, and below you’ll see the top five in reverse order, with the exception of multiparcel sales.

Number five is Skyspace, located at 7 Painted Feather Way in Summerlin’s The Ridges neighborhood, which sold in September for $15.9 million. The 12,162 square-foot residence boasts five bedrooms, six bathrooms, and numerous high-end touches, including a full Italian Scavolini kitchen.

Coming in at number four is a mansion at 8 Rockmount Court in Henderson’s affluent Ascaya community.  This 12,101 square foot home is located on a 2.27-acre plot of land and sold in June for $20.5 million. It has six bedrooms, seven bathrooms, a six-car garage, a pool, and even a putting green.

Number three is a residence located at 11765 Discovery Canyon Drive in Summerlin’s pricey The Summit Club, which traded hands in August for $21.2 million. The home – which was reportedly purchased by an individual on behalf of Hollywood actor Mark Wahlberg – comes in at 8,419 square feet and has six bedrooms, 7 bathrooms, and a pool.

A massive mega-mansion compound located on a 16-acre plot of land at 99 Spanish Gate Drive in Las Vegas’ wealthy Spanish Trail community sold in December for $25 million. The compound – previously linked to Jefri Bolkiah, the prince of Brunei – boasts a super-impressive 25 bedrooms and 46 bathrooms, spread amongst 10 interconnected buildings.

And finally, the number one residential sale in Las Vegas for 2023 comes courtesy of pop megastar Celine Dion, who sold her mansion – located at 10850 Summit Club Drive in The Summit Club – in April for $30 million, setting a new all-time Clark County record in the process. Dion originally purchased the home – which comes in at over 30,985 square feet and has 9.5 bathrooms – in 2017 for 9.2 million, but reportedly never actually moved into it.

Singer Celine Dion Sells Las Vegas Mansion for a Whopping $30 Million

LAS VEGAS, NV – Celine Dion has sold her luxurious Las Vegas mansion, located in the affluent Summit Club community, in an off-market deal that netted the world-famous best-selling singer a whopping $30 million.

While the mansion in question has been confirmed to have been owned by Dion, it is currently unknown if the singer behind some of the bestselling English-language albums in history – such as “Beauty and the Beast” and “My Heart Will Go On” – had ever actually moved in to the sprawling estate, which reports say was regularly being worked on by construction companies.

The six-time Grammy Award winner originally purchased the Summit Club home in 2017 for $9.2 million, which makes the $30 million sale a significant return on her initial investment. The deal reportedly closed in late April, with the buyer being an LLC tied to San Francisco-based private equity head Chuck Esserman.

As the property was never actually listed on the open market and was sold as a private transaction, there are few details available about it beyond what is available in Clark County records. The 31,000 square-foot mansion is located upon a 1.4 acre plot of land and has four bedrooms and an incredible 12 bathrooms.

The residence also has a 3,300-square-foot subterranean parking garage and a pool and a spa that overlooks the 12th hole on the Summit Club’s Tom Fazio-designed golf course.

Dion has been regarded as one of the greatest singers in music; with record sales of estimated at 200 million worldwide, she is the best-selling Canadian recording artist, the best-selling French-language artist, and one of the best-selling recording artists of all time.

The guard-gated Summit Club is also home to many other wealthy and powerful individuals, such as Golden Knights owner Bill Foley, motivational speaker Tony Robbins, venture capitalist Marc Andreessen, data center mogul Rob Roy, and Hollywood movie star Mark Wahlberg.

Former MGM Resorts CEO Jim Murren Sells Las Vegas Mansion for Over $15 Million 

LAS VEGAS, NV – The former chairman and CEO of MGM Resorts International, Jim Murren, has sold his Las Vegas mansion – dubbed “Skyspace” – for over $15 million, making it the second highest price that a home has fetched in the Valley this past September, following the sale of actor Mark Walberg’s Summit Club bungalow for $16.65 million. 

Murren had previously listed the residence for sale in July 2020 – at the beginning of the COVID-19 pandemic – for $10.5 million, although he later removed it from the market. He eventually relisted it for $17.75 million, with the home selling last month for $15.95 million. 

Skyspace is a 13,000 square-foot home situated on 1.5 acres on Painted Feather Way within the Summerlin community and golf club, offering views of the Las Vegas Strip via a series of wall-to-wall windows. It has five bedrooms, eight baths, and a separate one-bedroom guest house.  

The mansion was created with a reverence for art and philosophy; there are several corner spaces that allow for solitary reflection, indoor bamboo and pine trees, and a Zen garden outside the main bedroom laden with multiple pathways that could take upwards of 45 minutes to traverse. The house also contains numerous amenities, including an indoor basketball court, gym, movie theater, wine cellar, pool, spa, and a huge open-concept kitchen. 

“Skyspace” derives its name from a large art installation that essentially turns the home into a “sensory experience” by utilizing high-tech equipment to create the illusion of being in space by making use of natural light provided at both sunrise and sunset. The equipment for this experience was not part of the home’s asking price when Murren originally listed it in 2020 but was available for purchase separately; it is unknown if it was included in September’s sale. 

Mr. Murren, who resigned from MGM in February 2020, has stated that he and his wife are planning on remaining in Las Vegas but simply wanted to downsize to a home more suitable for their needs, as apparently Skyspace afforded them more space than was necessary.
