Comprehensive Las Vegas Tenant Screening Services

Tenant selection is one of the most important factors in protecting your rental property and maximizing returns. At Shelter Realty Property Management, we follow a detailed tenant screening process that goes beyond basic application review to help place reliable, qualified tenants.

Our impartial scoring system evaluates applicants across several important areas:

• Length of employment
• Income verification
• Rent-to-income ratio
• Debt-to-income ratio with new rent included
• Credit history and FICO score
• Length of residence history based on a 5-year average
• Rental payment history
• Historical court case search

Additional safeguards include Experian reporting to separate limited-credit applicants from applicants with negative credit histories, checks for NSF incidents, overdrafts, bad checks, public records, and landlord references. Income verification is performed using two separate documentation sources, including bank statements, to help confirm accuracy and reduce risk.
