Travelodge Motel on Las Vegas

Travelodge Motel on Strip, Including Adjacent Commercial Building, Hits Market for Whopping $52 Million

LAS VEGAS, NV – While there haven’t been many ‘motels’ on the Las Vegas Strip in recent years amid the massive hotels and casino resorts that the roadway has become well-known for, one of the remaining holdouts – the Travelodge Motel – was listed on the market for a whopping $52 million.

Situated next to Circus Circus Hotel and Casino, the Travelodge – located on a 1.8-acre plot of land on the northern part of the Strip – boasts 100 rooms spread out over two stories, and the sale also includes a three-story commercial building next door on Las Vegas Boulevard as well as the Bonanza Gift Shop, a souvenir shop catering to local tourists looking to purchase Vegas memorabilia.

Haim Gabay, the current owner of the Travelodge, appears to be trying to take advantage of the recent uptick in development in the northern end of the Las Vegas Strip recently, with that part of the roadway plagued for years by unfinished construction and a lack of foot traffic. The new effort to develop that section of town is already having a positive effect and is drawing the eyes of investors, making this likely a unique opportunity to list the Travelodge on the market.

The Travelodge is located across from the still-in-development Fontainebleau Las Vegas, a 67-story hotel resort that is scheduled to open in 2023, and adjacent to the Las Vegas Convention Center’s newly-opened West Hall and the $4.3 billion, 3,500-room Resorts World Las Vegas. Also of note is a 10 acre-lot nearby recently purchased by a Chilean developer, although exact plans for that project have yet to be revealed.

While few in number currently, the Travelodge isn’t the only motel to call the Las Vegas Strip home; others include Diamond Inn, Motel 8 Plus, and the former White Sands, a long-closed motel across from the Luxor.

However, the $52 million asking price for Travelodge is significant, experts say, especially when compared to White Sands’ current sale price of $12 million and what the Motel 8 Plus recently sold for, $7.4 million in 2018. Time will tell if Gabay gets any takers, or if he will be forced to lower his price.

Complex on track to be the first high-rise constructed in Henderson

New Luxury Apartment Complex to Be Constructed in Henderson; First High-Rise Building in City

LAS VEGAS, NV – The new high-rise apartment complex is slated to be constructed in Henderson – the first-ever located in the city – with the developers stating they plan to raise the bar in terms of luxury accommodations in the region. 

The complex – dubbed Four Seasons Private Residences Las Vegas, a fully-serviced luxury residential project – is set to break ground and begin construction at the end of 2023. It will take the form of two towers containing 171 homes, as well as six additional private villas to be located off-site in McDonald Highlands.  

Four Seasons, upon completion, will encompass 7,300 interior square feet and 5,000 exterior square feet, and is being built in partnership with Azure Resorts & Hotels and Luxus Developments. 

The developers describe the project as being a “single-family home, but in the sky,” with the units being marketed to families who are seeking to downsize from high-maintenance houses to a high-rise home with a similar layout. 

The project is also pioneering what they refer to as a “lock and leave” concept, wherein residents can leave their keys at the front desk when going away and have management watch over and maintain their home in their absence. 

Four Seasons will boast 24-hour staff and over 90,000 square feet of amenities, including media rooms, gyms, a golf simulator, an indoor jacuzzi, cryotherapy chamber, wine cellars, meeting rooms, indoor pools an on-site world-class chef with food delivery service, and more. Residents will also be able to access their units through private garages – complete with electric vehicle charging stations – or private elevators. 

Such lavish accommodations certainly don’t come cheap: the homes start at $3.5 million, with some of the high-end penthouses costing as much as $45 million and featuring extras such as large terraces and outdoor kitchens.  

50 residences have been sold already, according to the developer, totaling $250 million in sales so far; the project is expected to open in the first quarter of 2026.

OSHA Issues Coronavirus Safety Guidelines to Nevada Construction Companies; Will Randomly Inspect Work Sites

LAS VEGAS, NV – The Nevada Occupational Safety and Human Administration (NV OSHA) recently sent safety guidelines to construction companies state-wide, documenting precautions and procedures to adhere to in the wake of the ongoing coronavirus pandemic sweeping the nation.

In light of recent “stay at home” orders issued to help curb the spread of the coronavirus outbreak, construction in Nevada has been deemed an “essential” business, allowing development projects to currently remain in effect.

However, in light of some construction workers testing positive for COVID-19 – the respiratory illness caused by exposure to the coronavirus – NV OSHA Chief Administrative Officer Jess Lankford sent out a letter to active construction sites in the state, outlining personnel safety procedures that must be adhered to going forward, including social distancing guidelines.

“It is visibly obvious that employees are still being directed/allowed to work in close proximity [less than 6 feet apart] to other staff,” Lankford’s letter said.

The guidelines outlined in the NV OSHA letter include the following:

  • Restrict meetings, safety meetings//tailgate talks, and gatherings to no more than 10 people.
  • Establish effective social distancing protocols, which ensure that staff maintain a 6 foot personal separation from other staff during meetings, discussions, etc., where 10 people or less are present. Ensure that social distancing protocols are maintained during operation of mobile service equipment designed for two or more passengers.
  • Provide sanitization and cleaning supplies for addressing common surfaces in multiple user mobile equipment and multiple user tooling.
  • Maintain 6 foot separation protocols for labor transportation services, such as buses, vans, etc.
  • Conduct daily surveys of changes to staff/labor health conditions. NV OSHA is emphasizing the need for construction leadership to be working with and aware of the health and well-being of its labor force. Many leaders in the construction industry have implemented entry surveys of labor health conditions that have, and may, include temperature scans and in person Q&A.
  • Ensure that any identified first responders in the labor force are provided and use the needed personal protective equipment (PPE) and equipment for protection comes from communicable or infectious disease.
  • Provide access to portable and sanitary water.

In order to ensure that all developers are in compliance with these guidelines, NV OSHA noted that they would be sending representatives to randomly inspect construction sites; penalties for non-compliance could range from fines all the way up to the full closure of a project. Recently, workers at the Resorts World and the Raiders’ Allegiant Stadium construction sites were confirmed to have tested positive for COVID-19.

Henderson is a city situated within the confines of Clark County, Nevada, located about 16 miles southeast of Las Vegas. It is the second-largest city in Nevada after Las Vegas, with the population estimated via a 2017 census to be 307,928, residing within approximately 66,331 households. Henderson is located at the southeastern end of the Las Vegas Valley, and makes up a part of the region’s metropolitan area at 94 square miles in size.

Henderson originally was founded in the 1940’s as a township and quickly distinguished itself as a main supplier of magnesium – a vital component of incendiary munitions, airplane engines, and more – for the United States during World War II. After the war ended, the lack of continued need for magnesium caused hardship for Henderson, but the township eventually recovered with a focus on alternate forms of industry. Later, Henderson was officially incorporated in 1953 as the City of Henderson. In more recent years the city has somewhat veered away from industrial development in favor of increased residential and commercial development.

The median home value in Henderson is $313,800. Henderson home values have gone up 12 percent over the past year and real estate experts predict that they will rise an additional 7 percent within the next year. The median rent price in Henderson is $1,550 per month. Due to its large population, Henderson features numerous amenities and entertainment options for its residents, including an increasing amount of shopping malls, movie theater complexes, concert venues, restaurants and casino resorts. The city is also located within easy driving distance of the famed Las Vegas Strip.

The Oakland Raiders National Football League team announced in February of 2018 that they are moving to Las Vegas for their 2020 season, with construction of a new stadium already underway; in addition, the Raiders will be constructing the team’s executive offices and practice facility on a 55 acre plot of land in Henderson, located near Henderson Executive Airport. The city is situated in the Mojave Desert and as a result features mild winters and hot summers; however, snow can occasionally fall in the winter. Henderson has an elevation of approximately 1,330 feet.

Stratosphere Hotel-Casino Due for $140 Million Face-lift

LAS VEGAS, NV – The Stratosphere Hotel-Casino in Las Vegas is due for a major upgrade in the form of a $140 million renovation courtesy of new owners Golden Entertainment, who acquired the property in 2017. The work is to be carried out over the next three years, according to reports.

The improvements will take major and much-needed steps to renovate and upgrade the existing 1,100+ rooms, add new restaurants, and provide an overall modernization of the resort. The work is expected to take place over three separate phases, with each one taking approximately one year; the initial phase, scheduled to begin in the second quarter of 2018 at a projected cost of $32 million, will see 317 of the establishment’s  hotel rooms receiving a full remodeling effort, as well as the addition of a viewing lounge giving guests an expansive overlook of the casino floor, a gastro-pub, an overhaul to the observation deck, brand-new signage on the exterior and a new rewards center and area for VIP guests to register for stays.

Phase two will kick off at the start of 2019, with an additional 452 hotel rooms being remodeled. Also, a new steakhouse restaurant and Starbucks coffee house will be added, the casino floor will be re-done, and the general design and architecture of the resort will be tweaked and updated to reflect a more modern aesthetic.

2020 will see the third and final phase of the Stratosphere’s remodeling, with the renovation of 364 remaining hotel rooms and the additions of more eateries in the form of a noodle bar and a food hall. More casino space will be added with attractions aimed at drawing in a younger demographic, a revamped showroom, and adding space for a proposed convention center by redesigning the mezzanine level.

However, that isn’t all when it comes to the possibilities presented by the Stratosphere renovation; there remains an additional 16 acres of property surrounding the resort that will lend itself to future expansion efforts if so warranted. So far, reports indicate that the work on the Stratosphere, when complete, should deliver approximately 20 in returns on the initial investment.

Golden Chairman and CEO Blake Sartini noted that the abundance of construction and revitalization projects currently in the works on the Las Vegas strip have been generating a great deal of fresh tourism and foot traffic in the area, creating the perfect environment and timing for this investment into the Stratosphere.

“Large-scale projects on the north end of the Las Vegas Strip – including Genting’s Resorts World, the expansion of the Las Vegas Convention Center and the investment to complete the former Fontainebleau — are bringing traffic and infrastructure to our doorstep at the Stratosphere,” Sartini said. “In addition, the population in the Las Vegas Valley continues to grow to new highs while local unemployment of 4.9 percent is at its lowest level in quite some time and wage growth remains healthy.”
