A Detailed Las Vegas Tenant Screening Process:
- Our tenant screening processes are among the industry’s leading standards. While in conjunction with standard background checks and credit history reports, our team uses an impartial and fair numerical rating system to score qualified candidates in six key area of interest including Length of Employment, Income Verification, Rent-to-Income Ratio, Debt-to-Income Ratio (with New Rent), Credit (F.I.C.O), and Length of Residence History (5-year Average), as well as Rental Payment History.
- Due to the significance of tenant selection, we also use Experian to identify and separate candidates with limited credit histories from those with actual negative history. This includes “Non-Sufficient Funds” (NSF) incidents, overdrafts, and bad check occurrences, while reviewing past landlords and public records. Additionally, we verify income through not one, but at least two sources of documentation. Our approach includes verifying banking and income details through actual bank statements, ensuring accuracy and integrity in the assessment process.

Frequent & Thorough Property Inspections:
- Tedious, routine and extremely comprehensive, our property inspection process for rental properties is essential in protecting landlords and tenants. We check our Las Vegas rental properties every 6 months, as well as take an obscene amount of photos during the move-in / move-out process.
