Family of Late Entrepreneur Tony Hsieh Lists Nearly 100 of His Las Vegas Properties on The Open Market

LAS VEGAS, NV – According to reports, much of the Las Vegas real estate empire amassed by late entrepreneur and former Zappos CEO Tony Hsieh has been listed on the open market by his family, totaling nearly 100 properties throughout the downtown area. Hsieh had passed away in November at the age of 46 due to injuries suffered in a Connecticut house fire, and had no will before his death, reports say.

Representatives of the family have filed dozens of notices with Clark County District Court, with the properties in question slated to go to the “highest and best bidder,” with all transactions being cash only, representing hundreds of millions of dollars.

Properties up for grabs, reports say, are located around downtown’s Fremont Street area and include Zappos Headquarters – which he originally purchased for $65 million – as well as retail and food complexes Downtown Container Park and Fergusons Downtown, among many others.

However, the estate’s lawyer, Dara Goldsmith, noted that it is possible that not all of Hsieh’s properties would be sold, as the notices filed with the court allow for the “possible future sale” of the real estate in question.

“The estate may retain certain properties and sell others, or it may retain all of the properties,” she said. “Once the publication process is complete, the estate will consider reviewing serious, written offers.”

For 20 years, Hsieh – who had a net worth of hundreds of millions of dollars – headed up retail giant Zappos, selling the retailer to Amazon in a $1 billion-plus deal in 2009; he had retired as its CEO in August 2020. He is credited by many as being a central figure in the revitalization of Downtown Las Vegas.

Blue Diamond, NV 89004

Las Vegas Blue Diamond Residence Listed on Open Market for $5.35 Million

LAS VEGAS, NV – According to reports, a residence in the small, unassuming town of Blue Diamond – located 23 miles southwest of Las Vegas – has been listed on the open market for $5.35 million. Originally a mining town founded in the 1940’s and now known for attracting outdoor sporting enthusiasts such as rock climbers and hikers due to its proximity to the Spring Mountains that encircle the Red Rock Canyon National Conservation Area, Blue Diamond is known far and wide as a refuge for those who wish to partake in the wonders of nature.

However, despite the local community being on the small side – there are currently only about 130 homes in Blue Diamond – making the luxury residence located at 4 Montana Court raise eyebrows at its price on the open market.

The 3,249-square-foot, modern-style home features floor-to-ceiling windows that offer views of the Spring Mountains and boasts a plethora of high-tech amenities, such as iPad and smartphone-controlled electromagnetic locks, Crestron-controlled lighting, thermostats, sound and window shades.

The 3,249-square-foot home features floor-to-ceiling windows that offer views of the Spring Mountains and boasts a plethora of high-tech amenities, such as iPad and smartphone-controlled electromagnetic locks, Crestron-controlled lighting, thermostats, sound and window shades.

The home’s design incorporates Corten steel and concrete, which is said to show off a green or brown film on the surface – known as patina – produced by oxidation over a long period. The overall design aesthetic of the property is said to be “zen,” and also features ample amounts of wood and glass, which represents an organic “breathing, living element,” according to Anthony Spiegel, a Realtor with the Ivan Sher Group, Berkshire Hathaway HomeServices, Nevada Properties.

“It’s raw, yet refined,” he said. “What is so cool about this house is that it has a raw element, but is so deeply refined and sophisticated in its architectural and interior designs and materials that were chosen for both.”

The home also features a two-car oversized garage, a master suite located in the lower level, an upper level with a kitchen and living areas and two bedrooms. The name of the owner has not been publicly disclosed.

Infamous “Underground House” of Las Vegas Still on Market for $18 Million

LAS VEGAS, NV – The infamous “Underground House” of Las Vegas, a “doomsday bunker” built in 1978 by Avon cosmetics executive and subterranean living enthusiast Jerry Henderson, made headlines last year when it was put on the market. The one-of-a-kind dwelling, located 26 feet under the soil of Southern Nevada, is still on the market for a whopping $18 million, according to recent reports.

Originally costing $10 million to construct, the 5,000-square-foot underground house – situated within a 15,000-square-foot steel-reinforced concrete bunker – is an elegant construct that features numerous amenities, including a pool, terraces, and a waterfall. The look and feel of the home itself remains to this day distinctly influenced by the design aesthetic of the era it was made in- the 1970’s. There is also a generator and a 1,000-gallon water tank.

Everything isn’t all below the ground, however; included in the $18 million asking price is a 2,300 square-foot, two-bedroom house located above-ground that serves as a gateway to entering the underground house. Also included are all of the property’s existing furnishings and one year of caretaking.

The house’s current owners – who have remained un-named, instead selling the property via Stephan LaForge of Berkshire Hathaway – note that the novelty of the house’s unique design, combined with the difficulty of replicating it elsewhere, make the $18 million price tag completely justifiable.

“The coronavirus might draw out the eccentric billionaire buyer who wants to hide out the situation in a bunker in Las Vegas,” LaForge said. “Just to dig the hole today would cost $1.5 million.”

Previously, the property sold in 1990 for $1.3 million after Henderson passed away, and again in 2005 for $2 million. The current owners whom are unknown bought it in 2014 for $1,150,000, and have had it on the market for over 500 days. The underground house has two bedrooms and three baths, a vintage 1970’s-style kitchen, a large living room with beamed ceilings, a stone fireplace and a theater. Natural lighting patterns are automatically maintained to simulate the passage of daytime into night, and a faux “backyard” is accessible via sliding glass doors and features artificial grass, trees, swimming pool, a fountain, BBQ, and a small cottage.

6629 Pecos Road LasVegas

Former Las Vegas Home, Surrounding Land of Famous Entertainer Wayne Newton Sells for Over $10 Million

LAS VEGAS, NV – Wayne Newton, known far and wide as “Mr. Las Vegas” for his many years serving as an entertainment headliner, is making news this week as his former Clark County ranch has sold for a whopping $10.53 million, according to reports.

The 36-acre ranch called Casa de Shenandoah, 6629 S Pecos Rd, Las Vegas, NV 89120, is a single family home built in 1952 and has 21,000+ square feet, 3 beds, 4 full and 3 half baths.

Despite the large dollar amounts involved, however, the sale price – which also includes a separate deal for surrounding commercial property – represents a significant drop from the $19.5 million it was purchased for back in 2010, reports say.

The 36-acre ranch – called Casa de Shenandoah – is located at 6629 South Pecos Road and was part of a double real estate transaction where the ranch was purchased for $5.56 million, and 10.3 acres of surrounding property – which contained retail land that catered to tours of the Newton ranch, including a gift shop – for an additional $4.97 million, Clark County records say.

The Newton estate includes a white mansion, an additional six homes, horse stables, tennis courts, and an equestrian pool. Public tours were previously held on the property from 2015 to 2018.

The sales were made by ICSD LLC, which purchased the ranch in June 2010 from Newton with failed plans of turning it into a tourist attraction. The buyer was Harsch Investment Properties; currently, there are no publicly-disclosed plans as to what Harsch’s plans are for the property.

Wayne Newton, now 77, is a world-famous singer and entertainer and one of the best-known entertainers in Las Vegas, where he is known by the nicknames The Midnight Idol, Mr. Las Vegas and Mr. Entertainment. His most well-known songs include “Daddy, Don’t You Walk So Fast,” “Years,” and “Red Roses for a Blue Lady.” His signature song “Danke Schoen” was famously-used in the soundtrack for the film Ferris Bueller’s Day Off.

LAS VEGAS – Famed comedian Jerry Lewis had resided in Las Vegas for over 30 years before his death in August of 2017 at the age of 91. Recently, local real estate investor Jane Popple announced that his home would be going up for a public auction planned from May 25th through 27th.

Popple had previously purchased the home for $1.2 million from Jerry Lewis’s Widow, Sam, in 2018. Lewis’s daughter, Danielle, had grown up in the residence, and she and her mother had held an auction of much of the late comedian’s personal belongings and movie memorabilia earlier this year. The auction included over 400 items which netted $1,071,766.00 in proceeds.

Famed comedian Jerry Lewis in the 1960s. Lewis entertained millions of fans and was well known for hosting an annual Telethon raising money for the Muscular Dystrophy Association, benefiting children who were affectionately known as “Jerry’s Kids.”

Located near Interstate 15 and Charleston Boulevard in the affluent Scotch 80s neighborhood, the 7,325 square foot house comes in at two stories and boasts five grand bathrooms. There is a casita – a small house unconnected to the main house used for guests or as a changing room – as well as an office, a large in-ground pool, and an expansive backyard that the property’s listing says is ideal for entertaining guests. In fact, over the years the residence has been host to a variety of parties and get-togethers featuring many well-known celebrities and Las Vegas dignitaries of whom were entertained in the extensive bar located in the house’s family room. The list price is $1.8M.

An enthusiast of the color red, Lewis would often wear a red shirt or sweater while performing; his former Las Vegas home also reflected this color aesthetic, with many of the carpets, appliances, and pieces of furniture crimson in color, giving the accommodations a bright, warm, and inviting sensibility.

Lone Mountain Las Vegas Single Family Homes For Sale Below $100,000

As of April 2, 2011, there are a few single family homes for sale under $100,000 in the Lone Mountain area of Las Vegas, NV.

Notable for the beautiful desert mountain range that can be seen just under the glowing evening sunsets, multiple neighborhood parks and walking trails, the Lone Mountain housing community is an excellent area for Las Vegas First-Time Home Buyers or Investors to check out for affordable housing.

I have lived in NW Las Vegas for the past 7 years, and I love the quiet natural landscape, wildlife and small town feel.

With the 215 / Summerlin Parkway and the 95 freeways within a 5-10 drive from the base of the mountains, the Lone Mountain area is still a convenient drive to other parts of Las Vegas.

Most of the single family residences for sale in the 89129 zip code under $100,000 are fairly new properties (5-10 years old), and range from 1300 – 1700 SQ FT.

While most of the homes in that lower price range have smaller lots, mainly due to the mini housing boom between 2003-2006, it is not uncommon to find great property deals that have upgraded cabinets, granite and other amenities.

Some of these properties were selling for over $300,000 during the height of the market.

And, if you push your purchase price level to just under $150,000, there are some amazing homes available.

Below, I’ve listed a few related property searches, a list of all the local businesses, an updated feed of homes under $100,000, a graph to show how prices have dropped over the past few years, as well as a photo slideshow of a hiker who climbed Lone Mountain with his pet duck.

There is actually an opportunity to qualify with zero down financing for a slightly higher purchase price if you are eligible for a VA loan.

It’s obviously important to work with a trusted mortgage professional who understands these various local lending guidelines.

However, I find that most of my Las Vegas First-Time Home Buyers looking in the Peccole Ranch area start their real estate search for homes between $60k – $130k, when they can actually afford financing on a property in some of the more prestigious neighborhoods around the 89117 or 89145 zip codes.

While there are certainly several available listings in lower price ranges that may provide a cash flow opportunity for investors, choosing a home and neighborhood to live in involves searching with a slightly different criteria.

Queensridge, for example, is a guard-gated luxury community, which includes a full fitness center, tennis, pools, spa and is woven around the Badlands Golf Course.

With several listings in the million dollar price range, Queensridge does have a select few properties for sale that would qualify for lower down payment financing.

If you’re concerned about the investment quality or potential for future earned equity, it’s generally a wise idea to purchase a home in a neighborhood with stronger comparable values.

So, only if your personal budget and comfort level warrant it, you feel confident in your future employment security and there is a low possibility of moving in the next 5-10 years, it may be worth considering a home in the luxury Las Vegas Queensridge Community.
