Las Vegas Master Planned Communities – Aliante

Aliante, created by North Valley Enterprises, is one of the newer Las Vegas master planned communities being built in Las Vegas.  Located west of Decatur between 115 and I-95, it is about six miles from Nellis Air Force Base in North Las Vegas.  The approximate size of Aliante is 1,905 acres with 7,000 homes.

There are a number of retail stores at the major shopping center in this community as well as an 18 hole municipal golf course offering a scenic view of the surrounding mountains.  Aliante amenities include parks, soccer and ball fields, picnic areas, walking trails, a 20 acre nature discovery park and an amphitheater.

Aliante Station, a newly opened and popular casino, is part of a complex offering restaurants and a multi screen cinema complex.

The community is still being developed with plans for two elementary schools and one middle school as well as a library and a fire station.

Resale home prices for the last three months range from $110,000 to $250,000 with a median price of $144,000.

Homes are almost all sold out with one builder – Pardee Homes – remaining.  Solstice at Aliante features four models starting in the low $200,000’s.  All kitchens come equipped with standard energy saving granite counters and stainless steel appliances.

Plan 1 Model is a one story home, approximately 2,337 sq. ft. in size,  and offers 3 – 4 bedrooms, 2 – 3 bathrooms, an Island kitchen with walk-in pantry, family room, den or optional 4^th bedroom and 3^rd bathroom with a 3 car garage.

Plan 2 Model is a two story home, approximately 2,664 sq. ft. in size.  This model offers 5 bedrooms and 3 baths with one bedroom on the 1^st floor and 4 and a laundry room upstairs.  This home features a separate dining room and three car garage.

Plan 2x Model is a two story home, approximately 3,110 sq. ft. in size with 5 – 7 bedrooms and 3 -4 baths.  Separate dining room and one bedroom on 1^st floor; 3 car garage.  Four bedrooms on 2^nd floor with an optional bonus room of bedrooms 6 and 7 with bath.

Plan 3 Model is a two story home, approximately 3,643 sq. ft. in size offering 4 – 5 bedrooms and 2.5 – 3 baths and 3 car garage.  This spacious home features an Island kitchen with large, walk-in pantry, nook and great room as well as separate dining room and laundry or hobby room in addition to a den or optional 5^th bedroom with 3^rd bath.  Four bedrooms are on the second floor – each with a walk-in closet.   A bonus room is optional.
